Below is the usual way the architect, in collaboration with the client, develops the design ideas for a project using the RIBA work stages.
This schedule is a complete scope of services, of course it can be modified to suit the needs of each client who may not need all these services. This will be discussed on a project by project basis.
Plan of Work

Initial design: Appraisal. The practicalities of the client's aspirations are explored & constraints are identified.

Strategic Brief: Survey of existing buildings. Explore design options.

Outline proposals: Design options provided to explore the brief.

Detailed proposals: Apply for planning permission or a Certificate of Lawfulness if required

Final Proposals: Prepare an approximate cost budget for the job.

Production Information: Building regulation application submitted.

Tender Documentation: Prepare a detailed scope of works

Mobilisation: Help you choose the builder.

Construction to Practical Completion: Administer the contract if required.

After Practical Completion: Final Account & snagging.
